Special Planning Program for Downtown Old Saint-Jean and Old Iberville

of redeveloped land
A renewed SPP that combines intensification and urban form, economic revitalization, heritage enhancement, and showcasing of exceptional views.
APUR was commissioned by the City of Saint-Jean-sur-Richelieu to undertake a comprehensive revision of the PPU (Special Planning Program) to update and adapt it to the current realities of the territory. This process is a continuation of the revitalization project for central neighborhoods and the action plan to encourage their economic recovery, while highlighting the rich built heritage and enhancing the multiple exceptional views of interest within the area. Highly valued for its strategic location, the downtown area was facing pressure for the redevelopment of certain building complexes or vacant lots. APUR supported the City in developing a renewed vision to establish a reference framework, ensuring consistency in the built form within a context of urban intensification and densification. Furthermore, to align urban intensification with the capacity of municipal infrastructure (sewer, water supply), a phasing and management mechanism for redevelopment and repurposing was implemented.
