A custom-designed project for a strategic site
As part of this mandate, the team was tasked with developing the preliminary redevelopment assumptions for a highly strategic site and preparing a PPCMOI application file submitted to the Rosemont–La Petite-Patrie Borough, in collaboration with the architects (Maurice Martel architecte) and landscape architects (KAP), with the aim of optimizing the site’s development potential through the addition of three storeys. The proposed variances, relating to height, density, and site coverage, made it possible to shape a project better suited to the site’s particular configuration and its surrounding context, while respecting the Borough’s intent to align with the sector’s redeveloped built environment and to mark the entrance to Promenade Masson. The PPCMOI was authorized by the borough council at its first reading, and no opposition was expressed during the public consultation.
