The team managed project management and coordination with the architects (2 x 4 Architecture) for the development of a residential real estate project on the site of a disused gas station on Hochelaga Street, located in the heart of a strategic revitalization area in Mercier–East. It identified the basic premises for the site’s redevelopment and developed a concept integrating 36 housing units spread over three floors, within a compact U-shaped building.
The team carried out the regulatory analysis, the preliminary concept, and the landscape architecture concept, in addition to developing a project approval strategy with the Borough. In this context, it negotiated with the Borough for the necessary derogations to optimize the project’s implementation and volumetry. The project was approved under the PPCMOI by-law, before undergoing a revision and a second acceptance following a real estate transaction.
